The following graph shows a 5 year history of real estate market in Miami-Dade County. It appears the seller's market has peaked; inventory levels are decreasing and sales are increasing. The graph represents all residential property types. Note the change from a seller's market to a buyer's market in April of 2005. Buyer's market conditions peaked during July and August of 2008 with inventory levels decreasing since since then. Inventory levels remain high with signs of improving market conditions for those selling. Market conditions for buyers are good with lots of homes for sale, low prices, and really low interest rates. However, buyer competition is already increasing for the better deals. Multiple offer scenarios on homes is occuring in many cases.
